The biggest challenge RMJM Engineering faced on this project was in achieving the specified environmental targets. The resultant project achieves a BREEAM (Building Research Establishment (BRE) Environmental Assessment Method) Excellent rating and “good practice” benchmark under Energy Consumption Guide 19 Energy use in Offices (Econ 19), designed to incorporate a minimum of 80% of the building’s electricity from renewable energy sources. This was achieved by using natural ventilation in most areas, even where the depth of plan would normally preclude it. Low-velocity displacement ventilation and comfort cooling systems were implemented through the use of ground source heat pumps. Solar panels and a combined heat and power boiler also contribute to the reduction of energy use. RMJM’s MEP team was honored when this project was named the “Most Significant Project of the Past Three Decades” by Building Services Journal.
